DAN COLLINS

 

Since 2002, Dan Collins has focused his development and real estate investment services on California’s Sacramento region. Mr. Collins has operated as an equity partner in speculative land development projects for small in-fill residential, industrial and suburban office products. Prior to moving to Sacramento, he specialized in re-purposing functionally obsolete industrial properties into Live/Work space for visual and musical artists in the San Francisco Bay Area. He is happiest when there is a lot of activity – he is a self-starter who can work independently. Just give him direction and objectives, and then turn him lose!

2003-2008 served as Executive Vice President for Tower Development, managing large commercial, residential and industrial development projects for a prominent regional developer. Dan managed a portfolio of industrial properties totaling over 1,000,000 square feet. While serving in his capacity as EVP for Tower Development, he brokered the sale of a large square block of land at 301 Capitol Mall to another regional developer, John Saca, for his unsuccessful effort to develop 2.5 million square feet of residential towers and retail space in partnership with CalPERS investment fund. That transaction is still the most expensive per-square-foot land sale on record in Sacramento County. During his tenure at Tower Development, he also managed an established client project for a 1.2 million square foot Build-To-Suit distribution facility project for GE Appliance in Cecil County, Maryland.

2003-2007 personally entitled and developed eight single family home/lot projects ranging from 4 to 13 homes each in Sacramento County for Carmichael Builders, Inc., in which he was a 25% equity partner. Another noteworthy bit of history: in 2008 he built the home he lives in now in just 112 days. (He would have completed it in 90 days, except that the framing crew was small and they had two framing jobs going). He believes in disparate subcontractor trades working on the job site concurrently because time is of the essence in construction.

2009 To Present provides Receivership Administration services with Fed Receiver (based in Los Angeles for the Superior Court) in rents and equity cases in Northern California and Nevada. Receivership services include businesses in probate and trust estate litigation, special asset servicing, construction completion and entitlements, judgment enforcement for asset classes including gas stations, office, industrial and multi-family and residential high-rise projects. This is very fast-paced work involving distressed properties to stabilize tenancy, make necessary repairs and manage law suits. It also requires managing construction project bids and execution of necessary work.

2012 to Present Dan has re-purposed lender-owned Care Facilities in the Sacramento Valley. He managed and renovated a portfolio of licensed care homes for Ever Well Health, LLC. Dan specializes in fiduciary real estate brokerage best practices to guide executors, trustees and professional fiduciaries for estates with real property assets in probate and trust. Dan helps professional fiduciaries, conservators, executors and trustees with the tasks which attorneys do not handle that are necessary to settle estates or to stabilize assets prior to distribution.  Emphasis is placed upon positioning real property assets to realize maximum benefit for the estate. He also serves in state Superior Courts as a Receiver and Referee in Partition actions.

Prior to moving to Sacramento, Dan was a Vice President at BT Commercial in San Francisco, focusing upon investment sales of net-leased properties and land development projects. Dan originally began his commercial real estate career in 1983 as a Commercial Loan Consultant in San Francisco with Ned Eichler & Associates.
